4 Types of Shoppers Looking to Buy New Home, Why FSBO’s can’t find them?

There are 4 types of Buyers out there in the real estate market looking for homes that as a FSBO (for-sale-by-owner) you might miss. If you decide that you would like to try your chances of selling it on your own as an option, I just want to inform you about the types of buyers out there that you may not reach as a For Sale by Owner.

1. First Time Home Buyers
The first type of buyers are people making their first purchase of a home. Most First-time buyers are afraid of people selling their own homes, because they feel those sellers have far more experience than they are. To the first-timer, purchasing a home is a frightening experience and need an expert to walk them through it. They are dealing with the economy, media, news, everyone and their brother are telling them that its a bad time to buy, keep your money under the mattress in case times get tough. Without the help of a third party to guide them through all the unfamiliar decisions involved in buying a property, they simply won’t make the purchase. They’re afraid of a For-Sale-By-Owner because they know an owner only has one property to sell them. First-time buyers don’t buy until they find a real estate expert they trust and enjoy working with.

2. Realtors Buyers list
As an agent we are out in the field networking at open houses, other networking events, they are always looking for opportunities. Most Realtors also have a big circle of influence that they can market your property to and have a list of buyers that are in the pipe ready to buy your home. They keep in touch with their previous clients that may be looking to upgrade or down grade down the line. Most Realtors are outgoing, social and network on a daily basis in order to market themselves and their properties. They are always open to referrals and as time goes on and if they are good they only work with referrals. Their pictures are on every grocery store cart, advertisements in the paper, in this market they are now on web 2.0 social networking sites facebook and twitter. They also continue to have signs out in the neighborhood on their current listings that give exposure to their properties and create brand awareness out in the hood. Someone they know might be just the person who is looking to buy your home.

3. Out of Area Buyers
The third type of buyers are Out of Area Buyers. Most of them need a house right now. Whether they are being transferred into Microsoft, or are moving here on their own. Their house hunting time is limited, and they are suffering from the culture shock of moving to a new area. They are most likely unfamiliar with the values here, they don’t know the communities they can chose among, and they are almost always unfamiliar with our entire region. Usually they fly in once before the move to check things out, most might buy their home site unseen. These people are under heavy pressure to make a quick decision and they need all kinds of questions answered fast—- about schools, business services, travel conditions, and so on. They want to have their own local expert, someone to look over their interests. When they go back to wind up their affairs, where ever they are coming from, they want to know they have a reliable representative here who will keep them informed and carry out their decisions by phone.

4. Real Estate Investors
Investors are looking for deals to invest in. So most investors work through agents to save time and assure themselves of access to more properties. As a FSBO you might night not be able to attract them unless they roll by in your neighborhood. If they do call off your sign they will try to work you and feel out to leave you no money in the deal if they can. You need an agent on your side to listen to your needs and make sure they negotiate on your behalf as a seller.
