<p>Members of the <a title="Your Saturday Morning Real Estate Search Starts Here! Search Full NWMLS -Seattle Homes-Real Estate in Seattle-Listings-Http://www.ThachRealEstateGroup.com" href="http://www.thachrealestategroup.com/saturday-morning-real-estate-search-starts-search-full-nwmls-seattle-homesreal-estate-seattlelistingshttpwwwthachrealestategroupcom/">Northwest Multiple Listing Service</a> (MLS) witnessed a huge rise in fresh listings from June 2011 with multiple listings becoming common. However, the inventories continue to be low and pending sales have increased substantially. What is great is a lot of my clients who have homes in good conditions are taking advantage of this market. If you have been worried about selling now is the time.</p>
<p>All indicators other than pending inventories saw an increase for the 21 counties in the MLS market. These include new listings, pending and closed sales and property prices.</p>
<p>New listings in April were higher at 10,351 up from 9,166 a year ago, an increase of 12.9 percent. The inventory at the end of the month was 19,826 and 25,291 respectively a drop of 21.6 percent.</p>
<p>Pending sales reached their peak since May 2007 to touch 9600 an increase of 9.2% from the 8,790 in the preceding year.</p>
<p>Closed sales in the month of April soared 20% with an increase of 1,032 sale transactions to touch 6,209. Prices saw an increase of 12.5% during the preceding year, with the combined average price of all types of homes rising from $240,000 to $269,950.</p>
<p>The closed sales of the last four months outperformed the corresponding period in the previous year by close to 3000 transactions. The increase is being attributed to the easier availability of credit and the decrease in short sales.</p>
<p>John Deely a director on MLS states that increase in sales and prices have been fueled mainly by low inventory and low interest rates but other factors like the rapidly progressing market, news reports of 9% increase in property prices, growth in employment rates and rise in the stock market also contribute to the rise.</p>
<p><a title="John L Scott Lennox Sees King County Real Estate in a Positive Market Shift -Seattle Homes-Outlook in Seattle-Real Estate For Sale-Http://www.ThachrealEstateGroup.com" href="http://www.thachrealestategroup.com/john-l-scott-lennox-sees-king-county-real-estate-in-a-positive-market-shift-seattle-homes-outlook-in-seattle-real-estate-for-sale-httpwww-thachrealestategroup-com/">Lennox Scott</a> who is with John L. Scott Real Estate as chairman and CEO also attributes the improvement in the market to the low interest rates and low inventory but points out that the purchases which were earlier deferred by people is also an important factor. He adds that there will be a continuing rise in prices if the present conditions continue.</p>
<p>To sellers asking whether is a good time to sell, Scott advises them to make their own decision taking into account their intentions to buy a new home, its location and the price range.</p>
<p>Single family homes other than condos in the previous month rose 12% with average sales being $280,000, a rise of $30,000. The average value of 2,096 sales in King county was the highest among 21 counties with the figure touching $400,000, an increase of 11.1% or $40000.</p>
<p>Brokers noted that multiple offers were received even at places like Kitsap where there was a decline in prices from the previous year. Some houses which were priced right received offers at the listed price and included an escalation clause as well.</p>
<p>Wilson, who is on the board of <em><strong>Northwest MLS</strong></em> advises that buyers have to be fully prepared to buy with sanctioned limits from lenders, as many people are scouting for properties. He adds that the market has changed from a buyers market to a sellers market and therefore buyers need to do more to secure their dream homes.</p>
<p>The overall scenario appears to indicate a continuing shortage of sellers in the short term. With only few listings available, the past six months have seen bidding wars in some neighborhoods and hence buyers may need to adjust their searching strategy. Properties which have been for sale for a long time, those that need some work or those located just outside the city and in the suburbs could make better buys than regular listings. Getting a pre-inspection done can save time.</p>
<p>Builders are also stepping in to take advantage of the increasing demand. Permits sought in January rose to 2,213 from 969 in the same month of the previous year. Permits were sought for almost an equal number of single family homes (51.6%) and multi-family homes (48.4%) as compared to 77% and 23% in the previous year indicating a change in the preference of home seekers.</p>
<p><strong>Washington</strong> has seen a lot of activity in most areas, but places in the country have only seen small changes.</p>
<p>While sales have been reaching a plateau, economists are of the opinion that it is caused by the lack of inventory and a gradual increase will be experienced by the year end.</p>
