The Seattle International Film Festival (SIFF) returns to Renton on May 18 – 24. This is the second year of the SIFF/Renton film festival and local residents and community leaders are determined to put Renton on the map as a place for film.

Local celebrities John Curley and Adam Gehrke are set to star in a comical video promoting the Seattle International Film Festival. In the video, John and Adam are desperate to get into SIFF/Renton and pitch a ridiculous string of films to Renton’s mayor.

Produced by Evil Slave, a production company with strong Renton ties, and directed by Renton auteur Sam Akina, the video is a volunteer effort in support of local film.

Evil Slave’s CEO and long-time Renton resident, Ben Andrews had this to say, “I’m ecstatic at how the city of Renton and other community leaders like Brad Brotherton have stepped up to make Renton a place for film in our region. These people have provided the groundwork and I simply want to build upon this amazing foundation. The fact that so many Northwest companies and individuals have stepped up to volunteer resources is a testament to this foundation.”
Brad Brotherton is a Renton resident with a history of supporting local film. His Brotherton Cadillac dealership has sponsored SIFF since 2004. Brotherton Cadillac also has its own film competition called “Brotherton Community Champions,” which highlights and rewards outstanding individuals from local communities.

The gala begins immediately afterward at the Renton Pavilion Event Center. Enjoy music and sample food from eight local restaurants.

The health care legislation will go into affect in 2013 included a new tax that was designed to affect upper income taxpayers. Understand this tax will not be imposed exclusively on real estate transactions. The tax is NOT a transfer tax on real estate sales and similar transactions.

Rather, when the legislation becomes effective it may entail a 3.8% tax on some (but not all) income from interest, dividends, rents (less expenses) and capital gains (less capital losses). These items are all included in an individual’s adjusted gross income (AGI). The tax will fall only on individuals with an AGI above $200,000 and couples filing a joint return with more than $250,000 AGI

The new tax does NOT eliminate the benefits of the $250,000/$500,000 exclusion on the sale of a principal residence. Thus, ONLY that portion of a gain above those thresholds is included in AGI and could be subject to the tax.

Tax payers should familiarize themselves with the tax. The amount of tax will vary from individual to individual because the elements that comprise AGI differ from taxpayer to taxpayer. Contact me today for a referral to a licensed tax professional 206-334-8773.

Northwest Multiple Listing Service brokers reported double-digit gains in both pending and closed sales during April compared to a year ago, but the most eye-catching number may pertain to prices. For the first time in more than four years (since January 2008) the year-over-year change in selling prices was positive.

The price gain was a modest 1.27 percent for last month’s sales of single family homes and condominiums that closed in the 21 counties served by Northwest MLS. For single family homes (excluding condominiums) the price gain compared to 12 months ago was 2.9 percent. Condo prices fell 7.9 percent.

The median price for last month’s closed sales area-wide was $240,000 for single family homes and condominiums combined. That compares to $237,000 for year-ago sales. The figure for April also outgained the median price for completed transactions during the months of March ($225,000) and February ($218,944).

Prices for single family homes continued climbing. The median price for last month’s closed sales was $250,000, up from both a year ago ($242,950) and from March ($234,487).

More homebuyers chased slim pickings in King County last month, sending house prices to their highest level since December 2010.

The median price of single-family homes sold last month was $360,000, up 9 percent from March and nearly 3 percent from April 2011, according to statistics released Thursday by the Northwest Multiple Listing Service. It was the second month-over-month gain in median price.

There were 1,769 houses sold in King County last month, 15 percent more than a year earlier.

Rock-bottom mortgage rates and improving employment have set the stage for a stronger spring homebuying season than a year ago, but what’s on every broker’s lips is inventory.

Inventory — the number of houses listed for sale — slid for the ninth month in a row, down 38 percent from a year ago. In April 2010, there were almost twice as many listings.

I haven’t seen inventory this low in years. If you find something you like you must act quickly and be prepared.

Another factor in the picture: Low apartment-vacancy rates are giving landlords the ability to raise rents, which in turn may be pushing some toward buying a home.

Jobs are increasing I just heard Amazon is also looking to expand their already taking over the south lake union area hub. Which is a great sign for employment and people moving into the area.

“The job market is improving, the rental market is definitely getting tighter, and a lot of people like myself who sat out the real-estate bubble, they’ve been waiting to get to a range they feel is comfortable,” Ellis said.

“This year is a year where they’ve flipped that switch to buying.”
