Through a sellers eye they are not obligated to make repairs, as a buyer may can back out of the deal if you refuse to fix them. That could send you back to square one. Generally, repair requests and are determained by the terms that are negotiated.
Before any request is even made, you are entitled to a copy of any home inspection that the buyer usually has paid for, regardless of what the buyer’s agent says. Though it doesn’t truly make a difference, it’s nice to have the document before so that as a seller you can prepare. Depending on how picky the buyers are it shouldn’t be too much of a problem. If time and circumstances prevent you from fulfilling certain repairs, see if your friendly buyers will accept a closing cost credit in lieu of the repair work. This option can often work out in everyone’s favor and avoid the hassle of making the improvements. Buyers usually like to be able to choose their own contractors or they may just take the credit and do what they want with the discount.
